Grout re-coloring
Deep-clean, then seal a new color into every joint. Turns blotchy, permanently-stained grout uniform again — and lets you change the look without touching a single tile.
Grout repair & re-grout
Cracked, crumbling, or missing joints cut out and replaced with matched grout. Stops water getting behind the tile, which is the expensive problem underneath the ugly one.
Deep clean & seal
Years of soap film and mildew scrubbed out of the joints, then sealed so it stays that way. The cheapest way to find out whether your grout needs re-coloring or just needed a proper cleaning.
Drywall patch & mud
Doorknob holes, anchor holes, water-stained corners, bad texture. Patched, mudded, sanded, and textured to match — primed and ready for paint.
Interior painting
Touch-ups, single rooms, trim, doors, and accent walls. Clean lines, drop cloths down, and the room put back the way I found it.
Deep cleaning
Tile and grout scrub-outs, move-out cleans, garages, and the jobs that have been on the list since spring.
Furniture assembly
Flat-pack desks, dressers, bed frames, bookshelves, and patio sets. Built right the first time, packaging hauled out, and nothing left wobbling.
Rentals & turnovers
Between tenants and on a deadline? Grout, drywall patches, touch-up paint, and a clean, in one visit. Landlords and property managers get priority scheduling in June and August.

Grout work is flat-rate so you know the number before I start. Everything else is hourly with a one-hour minimum. Materials at cost on jobs over $150.

Why everything here is under $1,000. California lets an unlicensed person take on repair work when the whole job — labor and materials together — comes in under $1,000 and doesn't need a building permit. I stay inside that line on purpose. If your job is bigger than that, I'll tell you and point you to someone licensed rather than split it into pieces.

Colors on a screen are close, not exact — I bring physical samples and we hold them against your tile before anything gets applied. Going a few shades darker than your tile is what makes a floor look new; matching it exactly makes the grout disappear.
